As a long-time resident of the CSRA and a graduate of Richmond Academy and Augusta State University, Sherry is an expert in the area. The kitchen could be newer.
The bathroom could use an update.
The floors have some wear.
The landscaping could look better.
And before long, you may start thinking:
“Do I need to remodel before I can put my house on the market?”
Maybe.
But not every seller needs a major remodel.
The better question is:
“What does my home actually need before I list it?”
Some homes need real repairs.
Others may only need cleaning, decluttering, paint where needed, or a few smaller updates.
Before you spend thousands of dollars, take a closer look at the condition of the home and what makes sense for your selling plan.
Before thinking about design, start with the basics.
There is a big difference between a home that looks dated and a home that has a real problem.
For example:
Dated might mean:
Older cabinets
Older countertops
Older flooring
Light fixtures you would not choose today
A bathroom style that feels older
Needs repair might mean:
An active leak
Broken plumbing
Electrical concerns
Water damage
A broken heating or cooling system
Roof damage
A safety issue
Those are two very different situations.
A cosmetic update may be optional.
A known repair or safety concern deserves more attention.
A brand-new kitchen or bathroom may look great.
But a major remodel also comes with:
A large cost
Contractors
Materials
Delays
Decisions about finishes
Time away from getting the house listed
And if you are planning to sell soon, you may not get much time to enjoy the finished project yourself.
Before starting a large renovation, ask whether the home truly needs it to be ready for the market.
Sometimes a smaller update may solve the problem.
Sometimes the home is already in good enough condition to list.
The answer depends on the property.
There are situations where a larger project may deserve a closer look.
For example:
A room has major damage
A kitchen or bathroom does not function well
Repairs have been put off
There are safety concerns
Part of the home is in much worse condition than the rest
The home needs work before it can show properly
Even then, the goal is not to make the home luxurious.
The goal is to decide what work actually helps prepare the property for sale.
The kitchen is one of the first places sellers think about remodeling.
But before you start replacing cabinets, counters, or appliances, look at the current condition.
Ask:
Do the cabinets work properly?
Are the countertops damaged?
Do the appliances work?
Is the room clean?
Is the lighting good?
Are there small repairs that need attention?
Depending on the kitchen, smaller updates may be worth considering.
For example:

Replacing damaged hardware

Improving lighting
